GLOSSARY OF TERMS

Median Sales Price – Different from Average Sales Price, the Median Sales Price is the middle price of all homes listed for sale. Half of the listed properties are below this price and the other half are above.

Units Sold – The total number of listings that have sold and closed.

Active Inventory – The total number of properties currently listed as Active or Pending. Properties that are For Sale but that have not yet Closed.

Median Days on Market – Days on Market is the total number of days from a listing going Active until an accepted offer changes the status to Pending. The Median Days on Market is the middle Days on Market number of all homes listed for sale. Half of the listed properties are below this number of days and the other half are above.

New Listings – The total number of properties that have activated within a given period of time.

Sold Price Per Square Foot – The final sales price of a property divided by the total square footage of that property.
